An accidental landlord is someone who becomes a landlord without originally planning to. The most common triggers are inheriting a property, relocating for work and being unable to sell, relationship breakdown where one partner keeps the property, or buying a new home before selling the old one. Regardless of how you became a landlord, your legal obligations are identical to those of a professional landlord with a large portfolio.
The legal requirements for one property are exactly the same as for twenty: gas safety certificate, EICR, EPC, deposit protection, compliant tenancy agreement, How to Rent guide, and now Renters' Rights Act and Awaab's Law compliance.
